Our extensive portfolio and long history of excellent performance in Guam and Saipan served as the foundation for our expansion into the U.S. mainland. As one of three service contractors jointly awarded a $100 million Multiple Award Service Contract by San Diego-based Naval Facilities Engineering Command Southwest in 2011, AMI will provide services at Navy facilities throughout Arizona, California, Colorado, Nevada, New Mexico, and Utah.

In continuing to actively compete for mainland service contracts, AMI was recently awarded a $15 million custodial services contract by Naval Facilities Engineering Command Mid-Atlantic, as part of a joint venture with ACEPEX Management Corporation, a defense contractor based in Montclair, California. AMI will fulfill services for Naval facilities in and around Norfolk, Virginia, sustaining the company's long history of growth.

AMI was founded on the concept of the "one stop shop," which allows property owners-including corporate, government, and military clients-to call one number to obtain services ranging from full property management to renovations, repairs, mechanical services, electrical services, HVAC services, custodial services, landscaping and grounds maintenance.

Our style of integrated facilities management was modeled on the methods and operating principles of Japanese building maintenance companies. In conducting initial research in Japan, we found this model of management and maintenance to be extremely effective. We have applied these operating principles to the Guam market for the past 20 years, and they have proven widely successful.

For ten years, AMI has provided quality services that enable U.S. Naval Hospital Guam to earn and maintain accreditation with the Joint Commission on the Accreditation of Health Care Organizations, along with the JCAHO's Gold Seal of Approval. AMI is the largest local supplier of janitorial, housekeeping, and custodial services to the U.S. military on Guam, performing custodial services for island-wide Naval facilities and the island's Department of Defense Education Activity schools. The majority of Government of Guam's Department of Education schools are under AMI's care, along with the Guam International Airport, TakeCare Clinics, and numerous private sector clients that are essential to the island's tourism industry.

Joint Venture AMI-ACEPEX JV awarded a $15 million, 3-year Contract Award from Naval Facilities Engineering Command Mid-Atlantic, for custodial services in and around the Norfolk, Virginia area.


AMI is one of three service contractors jointly awarded a $100 million, 3-year Multiple Award Services Contract by Naval Facilities Engineering Command Southwest, at Navy facilities throughout Arizona, California, Colorado, Nevada, New Mexico, and Utah.


AMI awarded a $5.7 million, 3-year Contract by Naval Facilities Engineering Command Marianas, for all U.S. Naval Activities and tenants on Guam, including services for industrial facilities, U.S. Naval Hospital facilities, the commissary, and child development centers at Naval Hospital and Naval Base Guam.

2007 - 2010

AMI and its subsidiary, PTSG, awarded all facility maintenance support requirements for Guam's Home Depot, including maintenance and repair of the paint shakers, blind cutters, and most significantly, "in home" maintenance/repair of all major appliances.

AMI appointed the sole distributor of water-free urinals from Falcon Waterfree Technologies and products from Ultra Violet Devices, Inc.

AMI appointed sole distributor of Sure Step anti-slip floor treatments for Guam & Micronesia.


AMI awarded all maintenance services contracts for Mobil Oil Guam and Mobil Oil Marianas, including maintenance of Fuel Systems, A/C & R, Buildings and Facilities, and Car Wash Systems at all 33 Mobil Stations on Guam and Saipan.

2003 - 2006

May 2006

AMI awarded 20-year contract to provide full maintenance and maintenance management for five newly built Guam public schools.


AMI awarded the bulk of a Guam Public School System contract (13 of the 26 schools outsourced) for the Custodial Maintenance of Public Schools.


AMI awarded the Naval Facilities Janitorial contract to maintain most Naval Facilities on Guam.

October 2005

AMI assumed full responsibility for the Engineering Maintenance of the Guam Reef Hotel.

With other local companies, AMI formed "Teaming for Guam" to aggressively pursue potential Prime Bidders for the forthcoming Base Operating Services contract re-compete. Teamed with Day Zimmerman, AMI won major sub-contract within the BOS Contract.

AMI registered as a Hub Zone firm, and remains one of the few Guam based Hub Zone firms listed.

November 2004

AMI's management team bought Baba Corp's remaining ownership position.

April 2003

AMI purchased Pacific Technical Services Guam. This brought AMI the ability to provide Sales, Service and Parts support for a wide range of Commercial Kitchen Equipment including Vulcan, Hobart and Hoshizaki.

2000 - 2002

AMI's management team acquired knowledge of Base Operating Services contracting requirements, and became familiar with methods for conducting business with Fortune 500 companies. This knowledge gave AMI a direct link to the BOS winner Raytheon Technical Services, which resulted in more than $1 million in business for our company.

AMI's achievements, including a Six Sigma Project in which AMI cleared more than 400 backlogged work orders in 45 days, lead to the expansion of its relationship with the U.S. military. AMI's success in meeting contract compliance goals, and its impressive portfolio of formal performance evaluations contributed to AMI winning the Base Custodial Contract for Andersen Air Force Base, which was successfully performed with further excellent evaluations.

1998 - 2000

AMI started its multi-year involvement with the Base Operating Services Contract/A-76 program, which would prove an extremely effective vehicle for growth of AMI.

AMI won a multi-year custodial contract for U.S. Naval Hospital Guam. Today, AMI continues to provide USNH with quality services in full compliance with certification requirements, including JCAHO, the Joint Commission on Accreditation of Healthcare Organizations. AMI has successfully competed for the continuation of these services through a number of "re-competes," a reflection of the quality of our work in highly competitive environments.

1995 - 1998

AMI won a wide range of projects, growing success to success, from a major boiler overhaul for Global Laundry to many post-construction cleanups, including the new DFS Galleria, and Marriott Hotel. AMI continued to build a growing list of property management clients.

AMI awarded contract for the post-construction cleanup of the newly built Guam International Airport, followed by the janitorial services contract award for the airport. This contract provided the base for AMI’s continued expansion for the rest of the decade.

1990 - 1995


AMI achieved solid positive cash flow, eliminating short-term requirements for support by the parent company. This major milestone confirmed what the AMI management team had already known: we had the skills to make the firm a success.


AMI established the Sales Department to ensure that sales expanded to the point of solid profitability.


AMI formed long-term relationship with Mangilao Golf Club. The relationship continues to this day.


Company founded by Baba Corp. and investors from Japan. General Manager Monty A. McDowell hired. Signed first customer contract for window and carpet cleaning; hired first employees for custodial services, followed by hiring for electrical and air conditioning repair capabilities.
